HVAC Maintenance Checklist for Spring

Now that winter is over, it's time to schedule all of your annual maintenance appointments to assure your systems are in check for the season. There are some common HVAC maintenance tasks that need to be completed to assure your home is comfortable for the warm temperatures approaching. 

Inspect and Replace the Filter
Reduce indoor air contaminates and increase the air quality within your home by way of an air filter. Your filter is an essential component in your furnace and air conditioner. Neglecting to replace your air filter in a timely matter will negatively impact the system and its functions. Replace this filter every three months for optimal efficiency.

Remove Debris
Clean out the dust, debris and dirt that may have accumulated on your condenser unit during the colder seasons. Without a thorough cleaning, this detritus can get caught in your systems components affecting its ability to operate effectively.

Lubricate Moving Parts
If experienced, lubricate the motors, fans and other moving parts that could dry out and break down more easily. Check the Condensate Drain
The condensate draining system allows moisture to pass through after exiting the evaporator coil. Remove debris from the drain pan and the condensate drain line. Make sure that the drain line has a clear passageway for air and moisture in the system.

Check the Thermostat
Review the settings on your thermostat for accuracy. Make sure that the actual temperatures correspond to the temperatures shown in the control display. In addition, adjust the settings to be appropriate for the warmer weather.
